Data notes and known issues
We show conflicts and gaps openly rather than guess. If you have an official rate order that settles one of these, the rate will be corrected on the next build.
Corrections: email bkcrtv+mudtax@mail.grokbot.com with the unit, year, and a link to the official document.
Settled from official documents
Montgomery County Hospital District
Resolved: $0.0458 per $100 for 2026. The hospital district's Sept. 1, 2026 agenda proposed $0.0479, but the minutes of that public hearing record that the board adopted a 2026 maintenance & operations rate of $0.0458 (the no-new-revenue rate) and a $0.00 debt rate, 5–1. That matches the county tax office table. Source: MCHD minutes, Sept. 1, 2026 public tax hearing (PDF).
Montgomery County MUD 129
Resolved: $1.10 per $100 (2025). The county tax office table lists $0.10 for 2025, but the Texas Comptroller lists $1.10 for 2024 and 2025, and the district's own Series 2026 bond official statement shows a $1.10 rate every year from 2022 to 2025 with collections computed at $1.10, plus an intent to levy $1.10 for 2026 ($0.56 road debt + $0.54 M&O). The $0.10 entry appears to be a table error, so $1.10 is used. Source: Montgomery County MUD 129 preliminary official statement, Oct. 2026 (PDF).

Checked against parcel records
County GIS maps school, city, MUD, ESD, water, and road districts, but not management districts, drainage districts, MUD defined areas, or public improvement districts (PIDs). To fill that gap, every plat section's parcels in the county's public parcel layer (which carries each parcel's MCAD taxing units) were tallied (counts only, no owner data). Rules:
- A unit listed on at least 80% of a section's parcels is added to its rate, using the unit's published rate (or shown as Unknown if none is published). Between 80% and 95% also lowers confidence to medium.
- If at least 80% of parcels list a different school district, city, or ESD than the map and fewer than half list the mapped one, the parcel unit is used.
- A unit on 5%–80% of parcels is noted on the page as a partial overlap and lowers confidence to medium.
- PIDs are noted with their share of parcels. PID assessments are fixed per-lot installments, not a rate, so they are never added to the combined rate.
- Reinvestment zones (TIRZ), 381 agreements, and value-tracking codes are ignored because they do not add a tax.
This build: 224 district additions (most common: Montgomery County DD 6 (58), Conroe Municipal Management District 1 (45), South East Regional Management District (41), Montgomery County DD 10 (32), Valley Ranch Town Center Management District (9), Porter MUD - Auburn Trails Defined Area I (7), Porter MUD - Auburn Trails Defined Area II (5), Porter MUD - Hendricks Defined Area (5), Montgomery County MUD 60 (5), Harris-Montgomery Counties Management District Defined Area (4), Montgomery County MUD 6 (2), Lone Star College System (2)); 57 school/city/ESD corrections; 17 utility districts removed where parcels listed a different one; 59 sections with partial-overlap notes; 49 sections with a PID note. 1,348 sections had fewer than 3 parcel records and carry a “may have an additional district or assessment” flag.
Districts with no published rate
These districts appear in county maps but no rate was published by the county tax office or the Texas Comptroller as of 2026-10-29. Pages show them as Unknown, and combined rates that include them are minimums. They are never treated as zero.

No tax in 2025, 2026 not yet posted
These districts levied no tax for 2025 and had not posted a 2026 rate. They are marked unverified because they may begin levying.
Other limitations
- 2025 rates still in use: 1,168 plat sections include at least one unit whose 2026 rate was not yet posted; the table on each page shows the year used.
- One page per development. Plat sections with the same base name within about 2.5 miles are combined. When sections have identical taxing units they share one rate; otherwise the page has a comparison table by group. Developments with fewer than 5 residential parcels and fewer than 20 parcels in total are not indexed by search engines.
- Humble ISD and City of Houston areas are missing from the county GIS school and city layers used here.
- Boundaries are approximate. GIS layers are reference data, not legal descriptions. Confidence is high when at least 95% of a subdivision's area falls in the listed districts and medium at 80–95%. 145 split sections under 80% have no rate of their own and are listed on their development and MUD pages.
- Nominal rates. Rates are before exemptions. Effective rates on a homestead are lower.
